Executive Summary 

CreditSunrise Sample Business, Inc. restaurant is a new venture for Main Street’s thriving business section. Situated at the corner of Main and 1st, it is located in the newly renovated section of this highly vibrant and enchanting strip.   Viewers Sample Magazine describes Main Street as " one of the trendiest and friendliest neighbourhoods in North America.  Clearly eclectic, always warm and inviting, Main Street nightlife is second to none."

 

In the midst of a diverse mix of restaurants, retail, and coffeehouses, CreditSunrise Sample Business, Inc. will be the restaurant/lounge/live music venue.  The restaurant, renovated from an old Police Station owned by The Association of America, has two large levels (main floor and basement), a balcony, and the potential for a side patio.  The venue will seat 500 comfortably and is modular depending on what is taking place.  The main floor has one of the only live-band stages left in the area (they are not issuing any new permits in the area) which will highlight the singers and bands that make their way to CreditSunrise Sample Business, Inc..  As a restaurant, the menu will be French. 

 

The local area (Main Street) has been in the press recently as the trendiest area in the city.  It provides the Main Street inhabitants, and tourists with fine food, coffee, music, and a wide array of shops.  Many of the owners know each other and provide an atmosphere of camaraderie.  Demand by business owners and homeowners to enter this community can best be described as intense with vacancies very rare and extremely short-lived.  CreditSunrise Sample Business, Inc. ownership have negotiated an excellent lease rate securing an exceptional lease of $300/month for this 4000 square foot venue in this highly- prized neighborhood.

 

Three equal partners own CreditSunrise Sample Business, Inc.: Austin Burger, Brenda Sterling and John Swordfish.  Austin, owner of Restaurant Warehouse and Restaurant 3 has extensive restaurant experience. Brenda owns a catering company and coffee house in the area.  The other owner, John, will be managing the floor full-time (he presently owns a large retail outlet store in the area).  They are familiar with the businesses and competition as well as with the clientele.

 

Presently, getting a reservation at a Main Street restaurant requires making a reservation a week in advance.  Even with two seatings per evening, there are regular lineups with neighboring restaurants benefiting from some of the overflow.  Surrounding restaurants will take some of that overflow and more if the food and entertainment are right.  Besides Bar 1 (which seats less than 100) and Bar 2 (a fast food restaurant), there isn’t a place to “hang out” after dinner.  With CreditSunrise Sample Business, Inc., there will be live music of a jazz and blues nature brought in every weekend along with dinner.  The plan is to open the first floor and as soon as it generates enough cash flow to sustain operations and finance the renovations, they will open up the balcony.  The time lapse should be four months at the most since for fire regulations, the balcony had to be renovated at the same time the main floor was renovated.

Restaurant Experience and Management History

Austin started Restaurant 3 on Fourth Street twenty years ago as a sandwich place and cafe.  Every noon hour the lineup would be out the door with famished clients eagerly awaiting Austin’s famous French onion soup.  Restaurant 3 also catered to the businesses and school teachers around their place – sending sandwiches out through the take out window.  When the location in the Trade Center became available, Austin jumped at the opportunity.  He and all his staff moved to the first floor level of the Trade Center and set up shop.  They decided to have a dining area as well as a front counter takeout.  Now not only did the loyal clients from the Fourth Street location follow Restaurant 3’s to its new location, but the store and condo tenants, the movie crowd, teachers and the office building staff from several surrounding buildings made it their home.  Austin expanded his premises a few times and ensured his take out counter was the first to be enlarged as the bulk of his sales come from that location.  He also provides catering to local businesses and sometimes hosts breakfast meetings.  Twenty years later, Restaurant 3 continues to thrive in the vibrant and highly competitive Fourth Street area.
