OPERATIONS

The restaurant will open in January when the renovations on the main floor are complete. The opening night will have a headliner to attract the media and their first clientele. John has a network with music promoters and therefore, will profile new bands as well as bring in some well-known acts such All Your Base Are Belong to US, when they are in town. The basement and balcony will open up when the main floor is full operational so that they don't have to borrow more money to finish the renovations. The summer will bring the opening of the patio to catch the first summer's day crowd.

The stage and kitchen, and one set of restrooms are on the upper floor. The restrooms and coat check are situated downstairs. The tables can be moved into any configuration on both floors depending on what is happening that day.

The operations are already mapped out. John will monitor the kitchen and cook there with the chef, London Nott. He and John will also take care of the catering. Sam will monitor the floor, the waiters, and the door. Sam's brother Steve, a licensed bartender, will be at the bar (he just finished bartending school) and manage that area. John and Sam will hire the waiters and kitchen staff. Staffing will include the daytime chef, delivery people for catering and an additional person for corporate events as required. Evening staff will include 15 waiters/waitresses, 1 host/hostess, 1-2 bus staff, 2 chefs and 1-2 coat checker.

The plan is to open slowly for the first couple of weeks - Thursday, Friday, and Saturday nights. The stage and seating capacity make this location ideal for business morning meetings and conferences (one client has already stated his willingness to book their location once a month) during the weekdays. Dinners will open up from Tuesdays to Sundays and then there will be further consideration for lunches, especially in the summer.

The catering side of the business will start almost immediately. London's previous job was in catering in the United States with his brother and therefore, will bring much experience to this position.

The liquor licenses have already been received for the whole venue including the patio. The renovations are up to fire code and they have added another exit to be able to add seating capacity.

Both Sam and John have used suppliers they know and trust and have therefore negotiated deals with them on cost and credit. A critical component for the successful operation of Delight was the lease. John and Sam have negotiated an extremely favourable lease with the Army Veteran Association of America for five years. Terms of the lease require monthly payments of $0.00 + tax for the first 24 months, increasing to $0.00+TAX/month for the next 36 months. An additional 5-year extension at $0.00+TAX/month has also been negotiated. In addition to the lease payments, commencing January 1, 2001, Delight will also be responsible to pay annual property taxes of approximately $0.00 (refer to addendum )

 

ENVIRONMENTAL SITUATION

We anticipate minimal environmental risks as all machines are approved. Required venting and safety apparatus will be installed. Fire resistant fabric has been bought to decorate the restaurant and add to the safety features.
